office use. Retail bank branches occupy
the main floors. |

| The
structure of the building consists of
7 inch concrete slab floors supported
around the perimeter by steel reinforced
concrete piers and throughout the interior
by steel reinforced concrete columns.
The perimeter walls are reinforced concrete
with brick cladding on the street elevations
and tower. The origiinal steel casement
windows have been maintained on the
street elevations but are slated for
replacement in 2006. The remaining windows
are gradually being replaced by aluminium
frame windows with double glased thermally
broken glass.

central heat pump provides only cooling
to individual units within tenant suites
but will eventually provide heating
as well. In the meantime heating is
provided by two new (2000) steam boilers
sending steam to cast iron radiators
in the suites. Ventilation is available
