Current Use

The building has been converted to commercial office use. Retail bank branches occupy the main floors.

 
Structure

The structure of the building consists of 7 inch concrete slab floors supported around the perimeter by steel reinforced concrete piers and throughout the interior by steel reinforced concrete columns. The perimeter walls are reinforced concrete with brick cladding on the street elevations and tower. The origiinal steel casement windows have been maintained on the street elevations but are slated for replacement in 2006. The remaining windows are gradually being replaced by aluminium frame windows with double glased thermally broken glass.

 
Floor Plate

The floor plate consists of approximately 12,400 square feet of gross leaseable floor area.

 
Elevators

The building has 2 passenger elevators and 1 freight elevator.

 
Electrical

The building has been upgraded to a 4000 amp service to be provided by the building's own 13.8 KVA transformer. Suites have access to an ample supply of 208 amp, 3 phase power.

 
Sprinklers

The building is sprinklered throughout. New sprinkler heads are installed in all renovated units with sprinkler pipe sized to meet existing Code requirements

 
HVAC

A central heat pump provides only cooling to individual units within tenant suites but will eventually provide heating as well. In the meantime heating is provided by two new (2000) steam boilers sending steam to cast iron radiators in the suites. Ventilation is available through operable windows.

 
Life Safety Features

The building is fully sprinklered. There is a fire alarm system and emergency lighting installed.
