Structure

The interior structure consists of solid timber columns supporting solid timber beams and 2 inch thick solid timber planks topped by 3 inches of concrete. Perimeter support is provided by narrow brick piers encasing steel girders.

 
Floor Plate

The Foor plate consists of approximately 17,250 square feet of gross leaseable floor area.

 
Electrical

There is a 208 volt, 3 phase electrical service available to the suites.

 
Elevators

There are 2 passenger elevators and 1 freight elevator in the building.

The freight elevator opens at truck level to a lane at the rear of the building.

 
Sprinklers

The building is sprinklered throughout.

 
HVAC

Heating on the lower floors is provided by a heat pump system. For the upper floors perimeter and supplementary heating is supplied by individually controlled elecrical radiators and cooliing is by means of a central rooftop air conditioning and ventilation system.A heat pump system both heats and cools allowing a great level of control of temperature by individual tenants. Many of the windows in the units are operable casement windows.
