Size

The Tower Building is 10 stories high with an additional two-storey pyramidal tower on the Spadina Avenue elevation that houses a passenger elevator mechanical room.  The floor plate of each of the ten tenanted floors is about 12,000 sq. ft.

Construction

The Tower Building was erected in 1928 based on the design of Benjamin Brown, a noted Toronto Architect.  The structure of the building consists of 7” thick concrete slab floors (no noise transmission between floors) supported around the perimeter by steel reinforced concrete piers and throughout the interior by steel reinforced concrete columns. The walls are reinforced concrete, with brick cladding on the street elevations and tower.  The building features fully exposed 11’ high rough textured concrete ceilings and restored hardwood floors.  In the walls facing the street elevations are large aluminum frame thermal windows with operating casements. The remaining walls contain still larger aluminum frame windows with thermal glass and operating sliders.  There are two passenger elevators completely upgraded in 2009 and one freight elevator.

Heating & Air Conditioning

The Tower Building is heated and cooled by a very energy efficient heat pump system.  Each suite has separate control over its own heating and cooling independent of the rest of the building.  In addition, each suite has operable windows that allow for the introduction of fresh air.

Electrical

The power available to the units is 208 Volt, 3 phases.  4,000 amps of power are available to the building.

Safety

The building’s sprinkler system has been upgraded.  In addition a stand-pipe system has been installed to provide two fire hose cabinets per floor.  A fire alarm system, emergency lighting and fire extinguishers have been installed throughout.  Regular testing and maintenance of all life safety systems is a top priority of the Capitol Buildings organization.

Security

The Tower Building’s entrance doors are locked automatically outside of regular business hours. An intercom by the front door allows visitors to contact tenants via the tenants' telephones. After hours, the front door and passenger elevators can only be opened with a key fob that activates a proximity reader. The key fobs are issued on a restricted basis upon payment of a refundable deposit and they may be individually deactivated if necessary. After hours the building is patrolled periodically by a security guard. In addition, a video surveillance system has been installed.  In case of emergency, Capitol Buildings can be contacted by dialing our regular office number which is answered by an answering service.  We have a designated employee on call on a 24-hour basis to respond to emergencies.

Internet

There is high-speed fibre service in the building used by a variety of Internet service providers.
