Location

The building is located on the east side of Benton Road which runs south from Lawrence Ave. West between Caledonia Road and Keele St.

Neighbourhood

This is an industrial area on the fringe of the developing Design District whose heart is at the intersection of Castlefield Ave. and Caledonia Road. There are a number of industrial/warehouse buildings in the immediate vicinity used for a variety of warehouse and light industrial uses.

Transportation

Automobile access is facilitated by close proximity to the Keele Street entrance to Highway 401 and the south end of the Allen Expressway. Local buses run across Lawrence Avenue West and down Benton Road providing a direct link to the Lawrence West and Lawrence subway stations on the Yonge - University subway line.

Building Size and Configuration

The building consists of about 50,000 square feet with almost 7,000 square feet of office space and the balance 14 foot ceiling height light manufacturing or warehouse space. There are 5 truck level doors and 2 drive-in doors.

HVAC

The entire building is air conditioned.  Heat in the warehouse area is supplied by a number of suspended gas fired units.  In the office gas fired units supply heat through ducts installed above the suspended ceilng.
