Location
The building is located on the north side of Adelaide St. West between Spadina Avenue and Peter Street within the newly created Toronto Entertainment District Business Improvement Area.
Neighbourhood
Home to a large number of older loft construction buildings originally designed for warehousing and light manufacturing purposes, ost of these buildings have been renovated to accommodate commercial office tenants. The space often appeals to businesses in creative fields such as software development, web design, architecture, design, marketing, advertising, communications, publishing and film production. In addition many new residential condominium buildings displaying a variety of innovative architectural designs are now dispersed within or planned for the area.
Within easy walking distance are: the Royal Alexandra Theatre, the Princess of Wales Theatre, Roy Thompson Hall, Second City, dozens of Restaurants, Cafes and Bars, the Club District, Rogers Centre (home of the Toronto Blue Jays and the Toronto Argonauts), the Air Canada Centre (home of the Toronto Maple Leafs and the Toronto Raptors), shopping in the renowned Eaton Centre or on eclectic Queen Street, the CN Tower, Scotia Bank Centre (Paramount Theatres, Imax and Chapters), The Financial Core, University of Toronto and the world-renowned Hospitals of University Avenue.
Transportaton
The area is bi-sected by the King St. street car line and the Spadina Avenue Light Rapid Transit Line. The Building is within walking distance of the Yonge/University Subway line and Toronto's Union Station (the intersection of Rail, Subway and GO train service). It is only a few minutes drive to the Gardiner Expressway with its links to the Don Valley Parkway/404 and Highway 427 (the route to Pearson International Airport). The Toronto City Centre Airport is a short cab ride away. One of Toronto's main north/south designated bicycle routes feeds into the area. It is just a five-minute bike ride to The Martin Goodman Trail (bike path) that runs east/west the full length of Toronto along the shores of Lake Ontario.
Size
The Building is a three storey structure. Each floor comprises about 5,500 sq. ft.
Construction
The Building is constructed of reinforced concrete with a brick veneer on the Adelaide Street façade. Floors are restored hardwood. There are very large thermal windows on the south, east and north elevations.
Heating & Air Conditioning
The Building is heated and cooled by a series of roof mounted units. Each suite has separate control over its own heating and cooling independent of the rest of the building. Some windows have units that can be opened to allow the introduction of supplementary fresh air.
Electricial
The power available to the units is 208 Volt, 3 phases. As a result of recent upgrades ample power was supplied to new electrical panels in each of the units. Check meters allow electrical consumption to be calculated for each of the units.
Safety
The building’s sprinkler system has been upgraded. In addition, a stand pipe/ fire hose system has been installed. A fire alarm system, emergency lighting and fire extinguishers have been installed throughout. Regular testing and maintenance of all life safety systems is a top priority of the Capitol Buildings organization.
Security
The Building’s entrance doors are locked automatically outside of regular business hours. An intercom by the front door allows visitors to contact tenants via the tenants' telephones. After hours, the front door can only be opened with a key fob that activates a proximity reader. The key fobs are issued on a restricted basis and may be individually deactivated if necessary. After hours the building is patrolled periodically by a security guard. In case of emergency, Capitol Buildings can be contacted by dialing our regular office number day or night. We have a designated employee on call on a 24 -our basis to respond to emergencies.
Internet Access
There is high-speed fibre service in the building used by a variety of Internet service providers.
Parking
There is no on site parking. Parking is available at a variety of pay parking lots in the immediate vicinity of the Building.
